Forshaw Land & Property Group set to begin delivery of 237-home mixed-use scheme within the emerging Manchester Waters district following Gateway 2 approval
Forshaw Land & Property Group and Peel Waters have celebrated a major step forward, securing Building Safety Act Gateway 2 approval on one of Manchester’s most prominent neighbourhoods and a key gateway into Pomona Island. The approval unlocks the ‘VIVERE Residencies’ development that will deliver 237 high-quality apartments alongside an 88-key VIVERE aparthotel, ground floor commercial space and resident amenities.
The milestone marks the culmination of a rigorous regulatory process introduced by the UK Government to strengthen the safety of high-rise residential buildings and clears the path for construction to begin on the landmark mixed-use scheme in the Cornbrook neighbourhood, which forms part of the wider Manchester Waters masterplan.
The progression to delivery follows the completion of a £64.2 million development finance facility from Maslow Capital, marking the third transaction between the specialist real estate finance provider and Forshaw Land & Property Group.

Located on a key gateway site adjacent to Cornbrook Metrolink station and VOX Manchester, the development will comprise a mix of one- and two-bedroom apartments, alongside five penthouses, designed to meet growing demand for city centre living. Residents will benefit from a comprehensive suite of amenities including a 24-hour concierge, gym, co-working lounge, meeting rooms, private dining space, cinema, and coffee bar, creating a vibrant, community-focused residential environment.
The VIVERE aparthotel will form part of Forshaw Group’s new hospitality brand and contribute to Manchester’s expanding visitor economy, offering high-quality short-stay accommodation in a highly connected location between the city centre and Old Trafford.
Through a complex land assembly process, Peel Waters unlocked the opportunity to transform this key gateway site at Cornbrook, which sits at the entrance to Pomona Island – where Peel plans to create a thriving, waterside neighbourhood with new homes, and green spaces. Forshaw acquired the Cornbrook site from Peel Waters in 2024 after securing the detailed planning consent.

VIVERE Residences at Cornbrook will form a key part of Peel Waters’ broader Manchester Waters vision, which includes Pomona Island, St. George’s Island and the UK’s first purpose-built village for the homeless – Embassy Village Manchester.
DOMIS have been appointed as the main contractor and construction of VIVERE Residences will commence in July 2026.
