Glasgow Waters is one of the largest and most exciting regeneration projects in Scotland.

Revitalising over 100 acres of former dockland, Glasgow Waters is a residential led, mixed use, highly sustainable new community at a key riverside location, connecting the City Centre and the West End.

The Stats

Five NEIGHBOURHOODS

Glasgow Waters is made up of five neighbourhood areas.

Meadowside Quay is the original ‘Glasgow Harbour’ development comprising circa 1,600 residential units for sale.  These were completed 2005-2014. Two drive thrus restaurants were added in 2022 and the final 324 Build To rent units are due to complete in March 2024. The site features a riverside walkway and a significant amount of public realm.

Yorkhill Quay features the Riverside Museum designed by Internationally acclaimed architect Zaha Hadid with circa 1.5m visitors annually and the Clydeside Distillery & Whiskey Museum in the former Pumphouse. Planning consent has recently been granted for an additional 1,100 residential units, a 200 bed hotel and a small family leisure development.

These will be delivered on site from 2024. The site will feature a riverside walkway linking to the existing network and all developments will have the opportunity to connect into a planned District Heating Network which will use water source heat pumps (utilising the riverside location).  This is being part funded by the Scottish government and a planning for this is expected in early 2024.

Castlebank Quay is earmarked for a 22 acre Health & Wellbeing Spa resort by Therme.

This is currently in design with a planning application expected to be made in 2024 with development on site starting in 2025. The site already features Scotway House, a circa 500 bed purpose built student accommodation development.

Merklands Quay is a circa 16 acre site to the west of Meadowside Quay.  Master planning on this site will begin in early 2024 on a residential led development featuring some alternative leisure uses at the west end of the site.

This will provide an extension to the existing community with a range of property tenures.

Beith Street is to the north of Glasgow Waters and connects into the west end. A total of circa 1,100 student beds have been provided across 3 developments. A new Lidl store is a feature of one of these developments and the final phase of 424 Build to Rent units is due on site in 2024.
