Construction Completes at Lighthaus Tower, Marking Key Milestone in Liverpool Waters Regeneration Masterplan
Liverpool-based contractor and developer Vermont, alongside Peel Waters, X1 Developments, and Starlight Investments, has completed construction of the 278-home Lighthaus Build-to-Rent (BTR) development in Princes Dock, Liverpool Waters with its first residents set to move in later this month.
The 31-storey residential development, which offers a mix of studio, one, two, and three-bedroom apartments, includes a sky lounge with panoramic views across Liverpool and the River Mersey, a fitness centre, co-working spaces, 24-hour concierge service, and a residents’ lounge. The development has been designed for modern renting, which is professionally managed with convenient access to the city’s iconic waterfront and attractions.
Beyond delivering much-needed BTR housing for the area, the project has also created vocational pathways for local residents during construction, including permanent positions, apprenticeship schemes, and work experience placements through the City of Liverpool Construction Academy also located within Liverpool Waters.

The practical completion of this project also marks another significant milestone in the continued delivery of the Liverpool Waters masterplan, the largest urban regeneration initiative in the city’s history. Led by waterside regeneration specialists Peel Waters; the emerging Liverpool Waters district will help deliver thousands of new homes and significant commercial and leisure space, reinforcing Liverpool’s position as a major northern growth centre.
Princes Dock now has over 1,000 completed homes
Lighthaus is the most recent residential development to be completed within the thriving Princes Dock neighbourhood at Liverpool Waters. The neighbourhood now has over 1,000 completed homes, thousands of workers on site, Liverpool Cruise Port, the Isle of Man Ferry terminal and the incredibly popular Wyld Sauna – the UK’s first public floating sauna experience. Princes Dock also received international attention for being announced as the location for the first floating Padel tennis courts in Great Britain which are set to open in spring 2026.
