Manchester Waters is set to become one of the most unique and desirable destinations to live in the city. The redevelopment of Manchester Waters is well underway, with 850 homes already delivered at the key gateways.

2025 has been a year of designing, planning and engaging with the local community and stakeholders to ensure Manchester Waters will be a neighbourhood for everyone. The masterplan includes over 10 acres of new green spaces and public realm, a further 2,600 high-quality homes, new convenient amenities, food, drink and retail spaces, workspaces and a hotel.

VIVERE Residences in Manchester Waters

£64.2 million secured for Forshaw’s Landmark VIVERE Residences in Manchester Waters

Following last year’s announcement of our partnership with Bolton based developer Forshaw Land and Property Group to deliver the transformational new gateway development, VIVERE, on our former Cornbrook Triangle site, the project has continued to go from strength to strength this year.

Forshaw kicked off the year with a major milestone: securing £64.2million from Maslow Capital to deliver their ambitious vision. The 24-storey VIVERE development will feature:

• 74 one-bedroom apartments

• 158 two-bedroom apartments

• Five luxury penthouses

• And a four-storey VIVERE Aparthotel providing 88 rooms.

The site has now been cleared; hoardings are in place, and construction is scheduled to officially start in early 2026.

Plans submitted for new Manchester Waters vision

2025 was a huge year in planning for Manchester Waters as we assembled a team of expert consultants to help us design a new, updated vision for the remaining 25-acres of brownfield land at Pomona Island.

After launching our public consultation in Autumn and hearing the views from the community and stakeholders, we embedded their feedback into our plans before submitting them in December.

Our new masterplan has been designed to create a world-class waterfront neighbourhood on a unique “island” in Manchester creating up-to 2,600 homes, including townhouses and apartments designed for a variety of needs, incomes and ages. These will be supported by new convenient amenities, including coffee shops, restaurants, eateries and social spaces as well as flexible spaces that can accommodate a mix of retail and workspace.

The masterplan will also make the most of Manchester Waters’ unique location and is based around 10 acres of new public spaces, including a 5-acre dockside park, tree-lined paths and promenades for walking and cycling, all with waterside views.

Looking Ahead to 2026

We spoke to Leigh Thomas, our Development Director for Manchester Waters on the projects and milestones he’s most looking forward to in 2026.

“We’re excited for construction to start on hundreds more homes to rent and buy at each of the three gateways into Manchester Waters, adding to the 850 homes that have been delivered so far.

Alongside this, we’re also looking forward to working with Trafford Council on the outline planning application for the masterplan, hopefully enabling it to be determined in the first part of next year. We’ll then be able to share more details of green spaces, pedestrian and cycle links and new homes in the first phase, which is being shaped through the feedback we received when we spoke with stakeholders and the local community.”
