Peel Waters owns a commercial, residential and industrial development portfolio across the west of Scotland and on the Clyde. Most of this development is concentrated in Glasgow Waters – one of the largest and most exciting regeneration projects in Scotland. With delivery well underway, 2,000 homes already built and planning permission now in place to deliver an additional 1,100 new homes for the open market, build-to-rent and co-living sectors within the ‘Yorkhill Quay’ neighbourhood, Glasgow Waters is building momentum.

Planning submissions, new partnerships, major tenants committing to stay in Scotland through long-term lease renewals and year-round events to encourage culture and community building; 2025 has been a year of persevering progress for Glasgow Waters and our wider Scotland portfolio.

Clydeside Containers:
Construction Continued and Vendors announced

Located on our former carpark site at Broomielaw, Glasgow; a team of cultural and culinary leaders have partnered together to make Glasgow’s first-of-a-kind outdoor, heated multi-eatery, bar and entertainment complex on the Clydeside.

The team have been working through all weathers throughout 2025 to get the build to the final stages of completion ready to hit the ground running in 2026.

Housed in reimagined shipping containers, each vendor at Clydeside Containers will offer a unique culinary experience whilst ensuring there’s something for everyone ranging from fresh pastries and coffee in the morning to international street food and Glasgow-inspired comfort foods as the day progresses.

Beyond food, Clydeside Containers will be a cultural hub that showcases Glasgow’s thriving entertainment scene. Each week, a rotating lineup of local acoustic performers, live bands, comedians, and DJs will keep the energy high and the experience fresh.

With seating capacity of up to 200 guests, once open visitors to Clydeside Containers will be able to enjoy Glasgow’s culinary creativity and cultural flair, all in one unique destination.

The Clydeside Containers will be soft launching before the end of 2025.

Planning approved and construction started on James Watt Dock Marina building development

James Watt Dock Marina in Greenock, Scotland is owned and managed by James Watt Dock LLP (a joint venture partnership between Peel Waters and Riverside Inverclyde Urban Development Company). Following the completion of a new road and causeway that has provided brand-new access into James Watt Dock last year; planning was approved in March this year for a new 400-metre on-site marina building which will become the main entrance into the marina and will include changing facilities, a plant room, retail unit, and food and drink sales unit.

The building will also be used as a base for the marina operations and management office with inclusion of a meeting room space.

The new marina development is due for completion before the end of the year.

From Shipbuilding to Zip Sliding: Sugar Sheds Sale and Plans Submitted for UK’s longest Urban Zipline

Staying with news from James Watt Dock, James Watt Dock LLP also announced the conditional sale of the historic Sugar Sheds and Titan Crane to Glasgow Arts Centre Limited.

The sale, subject to planning approval, will unlock a mixed-use future for the site encompassing food and beverage, leisure, and residential elements. The plans for the redevelopment of the Sugar Sheds include transforming the currently vacant, industrial warehouses into a culture led destination, with space for a wide range events, attracting established musicians, artists, performers as well as providing space to support up-and-coming local talent. New spaces for independent food and drink traders have been designed into the plans, diversifying the current offering of the marina and providing additional amenities for current and future residents and visitors to James Watt Dock.

In December, Glasgow Arts Centre Ltd submitted their planning application to turn the Titan Crane into a major leisure and sight-seeing experience. If approved, the plans would use the 150ft Category A listed structure as an iconic take off point for what could become the UK’s longest urban zip slide.

BAE Govan commits to Glasgow for the long term

This year, we were very proud to have worked with BAE Govan to sign a lease renewal for an additional 25 years at our site in Govan, Glasgow; showing long term commitment to shipbuilding, jobs and apprenticeships along the Clyde.

In June, a cutting-edge new ship building hall officially opened at BAE Systems’ shipyard in Glasgow. Named in honour of one of the many women who stepped into vital industrial roles during the Second World War, the opening ceremony of the ‘Janet Harvey Hall’ in Govan paid tribute to the past and outlined the exciting future the multi-million-pound investment heralds for the city.

The Hall measures 170m long and 80m wide, with two 100-tonne cranes and a further two 20-tonne cranes inside and has capacity for two Type 26 frigates to be constructed side-by-side.  Designed to accommodate up to 500 workers per shift, this new facility will boost BAE Systems’ shipbuilding capacity, enabling warships to be built in Glasgow fully undercover for the first time, ensuring that work is unaffected by adverse weather.

The Hall will help improve schedule performance and reduce the time between ship deliveries and forms a central part of the £300m modernisation and digitalisation of BAE Systems’ facilities in Glasgow, playing a vital role in the delivery of eight Type 26 frigates for the Royal Navy.

Community and Culture along the Clydeside – A look at 2025’s events

Zipslide The Clyde 2025

The 100ft high, 1,245ft long adrenalin adventure returned to Glasgow Waters in August. Launching off from a crane next to the stunning Riverside Museum at Yorkhill Quay, hundreds of thrill seekers took on the zipline challenge to raise thousands of pounds for charity whilst enjoying a unique way to see Glasgow’s cityscape.

Clydeside Garden

The Clydeside Garden located within Meadowside Quay at Glasgow Waters has continued to flourish. Led by local artists Mary Redmond & Kate Drummond, more and more residents have continued to get involved this year taking part in bulb planting days, making seed mixes, upkeeping the planters and getting the chance to meet, mix and socialise with their neighbours.  This year students from Kelvin College also took part in planting the raised beds that have been made out of repurposed quay stones from the original dock.

Spooktacular 2025

Merklands Quay at Glasgow Waters became the hotspot for big events in 2025.

Glasgow’s biggest Halloween experience returned in October, however this year they chose to relocate to Glasgow Waters! Their monstrous lineup of thrilling rides, spooky family fun, food stalls and plenty of hair-raising Spooktacular was built to entertain the whole family and it certainly did.

Clydeside Christmas Village

To round off the year, as if by magic Merklands Quay at Glasgow Waters was transformed again, this time into something truly special for Winter. For the very first time, the Clydeside Christmas Village has been built, complete with a sparkling undercover ice rink, a bustling indoor bar, delicious street food, festive drinks, fairground rides and attractions, and visits from Santa Claus.

This brand-new festive attraction has transformed Glasgow Waters into the ultimate destination for family fun, date nights, and festive get-togethers.

Looking Ahead to 2026

We spoke to Brian Lavalette, our Property Director for Scotland on the projects and milestones he’s most looking forward to in 2026.

“2026 will be a key year for Glasgow Waters as we start infrastructure and public realm works at Yorkhill Quay which will transform this major regeneration site.  The works will open up access to the riverside and allow the development of the future residential plots.  Planning applications will be submitted for the first two residential developments at Yorkhill Quay in early 2026 whilst the remaining two plots will be launched to market in the first quarter.

Elsewhere, we look forward to working with Therme Group to bring forward their Therme Scotland development proposals for Castlebank Quay and continue to work with Glasgow City Council to ensure Glasgow Waters is an exemplar of riverside regeneration.”
