First affordable development at Trafford Waters reaches construction milestone

L&Q and Trafford Council have recently celebrated a construction milestone at Trafford Waters, one of the area’s most ambitious development projects. A topping out ceremony was held in TraffordCity, Greater Manchester to mark the final concrete roof slab being installed at L&Q’s first development at Trafford Waters.

Named ‘Pearson Place’, L&Q’s development consists of 83, 100% affordable homes available on a rent-to-buy tenure. It is the first affordable development to be built at Trafford Waters and forms part of the first phase of residential development at Trafford Waters.

The wider Trafford Waters masterplan has been planned and designed by regeneration specialists Peel Waters and is one of the area’s most ambitious regeneration projects. Peel’s plans will transform the 55-acre site between the Trafford Centre and Manchester Ship Canal, delivering 3,000 new homes, more than 100,000 sq. ft of amenity space, and 850,000 sq. ft of offices, as well as a school and 20-acres of open space for the community to enjoy.

Rowlinson are the appointed contractors of Pearson Place. Once completed, the development will offer 1- and 2- bed apartments, all with balconies and split across two blocks.

The event was attended by Cllr Tom Ross, Leader of Trafford Council, Cllr George Devlin, Executive Member for Housing & Advice and Richard Roe, Corporate Director Place; alongside directors from the delivery partners, L&Q and Peel Waters.

Cllr George Devlin, Trafford Council’s Executive Member for Housing & Advice, said: “There is a shortage of private and affordable homes in Trafford, and we are totally committed to support the provision of more across the borough. We have made building homes for all a strategic priority and will continue to work hard to ensure our residents have access to settled, affordable, and decent homes.

“The Trafford Waters scheme is a very important part of this strategic approach and will bring thousands of new and affordable homes to the borough. Thank you to all our partners working on this scheme.”

James Whittaker, Managing Director of Peel Waters, said: “It is fantastic to see so much development taking place at Trafford Waters. This year we have already seen the completion and opening of the first residential development at Trafford Waters an 85-bed care home with the first residents already moved in and now we have reached another construction milestone, marking the countdown to completion for our next residential development delivered here in TraffordCity.

“We’re committed to our vision in ensuring Trafford Waters will be a neighbourhood that offers something for everyone, and through our partnership with L&Q we are very proud to offer high-quality, affordable housing that benefits from all the fantastic leisure and amenity offerings we’re delivering in the wider TraffordCity district.”

Neil Davis, Development Delivery Director for L&Q, said: “This is such an important development for the area, for Trafford and for L&Q, as it will bring 100% affordable homes locally. We are grateful for the support and partnership of Trafford Council, Peel Waters, Rowlinson and Homes England and were delighted to welcome them all on site to celebrate this milestone.

“This is our first Rent to Buy scheme to the area and we look forward to welcoming the first residents of Trafford Waters soon.”

David Chilton, Managing Director at Rowlinson, added: “Reaching the highest point of Pearson Place is a great achievement. It’s also a reflection of the dedication, expertise, and collaboration of everyone involved in bringing these much needed affordable, new build homes to the area.”

Following on from the opening of the 85-bed Trafford Waters Care Home

The topping out of L&Q’s development follows quickly on from the completion and opening of the neighbouring 85-bed Trafford Waters Care Home, of which Rowlinson were also the contractor.

This phase of the scheme is delivered with funding from Homes England. Construction work is expected to complete early next year, with residents moving in shortly after.
