Trafford Waters: TraffordCity

2023 was a big year for Trafford Waters. A flurry of planning approvals and planning submissions got the year off to a super start, and momentum kept building with two of our residential schemes starting on site.

Work underway! L&Q Affordable Housing Development

First homes start being built at Trafford Waters as TWO developments start on site in 2023.

In March, planning permission was granted for 83 one and two-bedroom homes to be built at Trafford Waters. By the summer, L&Q were ready to get spades in the ground and start on site. We brought together our partners, local councillors and representatives from Homes England to celebrate this major milestone for Trafford Waters to start delivering the very first homes at the site. L&Q’s affordable housing scheme will offer Rent to Buy apartments, allowing people to pay a discounted rent and save up a deposit to eventually purchase their homes on a shared ownership or outright basis.

Partner Reflection – Ben Townsend, New Business Director for the North West at L&Q:

“We’re delighted to have broken ground at Trafford Waters, and we’re proud of the partnership we’ve built with Peel over a number of years. L&Q is committed to tackling the housing crisis by providing the right homes for a range of tenures in the locations that need them, and our Trafford Waters development is a prime example of that.”

Reflection from James

“This was a major milestone for Trafford Waters. At Trafford Waters we are creating a new and inclusive, sustainable neighbourhood within TraffordCity which offers something for everyone, from new jobs, apprenticeships and places to work; to new green spaces to enjoy and a mix of tenures of homes for all. With new homes being needed more than ever, we are proud that the first phase of homes being delivered at Trafford Waters will be affordable.”

Plans were also approved this year to bring specialist dementia care and elderly living homes to Trafford Waters. In November, work started on site to start delivering the 85-bed care home being developed by Montpelier Estates and funded by Octopus Real Estate. The care home will have a range of on-site facilities and amenities for residents, to encourage socialising in a comfortable, safe and supportive space. An on-site bistro café, hair salon, cinema and rooftop garden will all be created as part of the scheme in Trafford Waters. There will also be space for community events, relaxation and exercise for future residents to enjoy. Several parts of the facility will also be open to the wider public to encourage further interaction and community building.

Partner reflection – Anna Ciesielska, Director of Montpelier Estates:

“We are delighted to be a part of Peel Waters’ vision for a new community and we are extremely excited that the ideas we started to formulate nearly 2 years ago are about to be built and become a home to many residents.

“We feel extremely privileged to be working with partners that share our ethos and beliefs of what a care home should be. We understand that moving into a care home is a life changing decision for the whole family and that is why we are focused on creating spaces which people find attractive to spend their time in and where they can continue to have an active role in the wider community.

“The support and assistance we have had from Peel Waters, Octopus Real Estate and their operator has been invaluable and it is only with their help that the project has been able to proceed to this stage.”

Cllr Tom Ross, Leader of Trafford Council, added:

“Trafford Council is totally committed to a programme of regeneration and development across the entire borough. Trafford Waters is a fantastic development which will result in 3,000 new homes as well as thousands of new jobs, hotel and 20 acres of open space.

“Work on the new care home with specialist dementia care is also a hugely positive step forward in the development and we look forward to it opening in the near future. Trafford Waters will be a superb addition to Trafford and may I please say a huge thank you to all the partners who are working so hard to make a reality.”

X1 submitted plans for the third residential development

Following the public consultation earlier in the year, in summer we submitted a planning application with X1 Developments to build a further 208 new homes. The proposals being considered will include a mix of one, two and three-bedroom apartments across two buildings, which will also include a first-floor residents’ garden. We are hoping for a planning decision before the end of the year.

Partner Reflection – Nick Sweeney, Founder of X1 Developments:

“X1 are delighted to be partnering with Peel to submit this planning application to bring new housing to Trafford Waters. Having successfully worked with Peel on other waterside developments and X1’s track record for delivery, our proposed high-quality residential offering will complement the other homes being developed on site within the emerging Trafford Waters neighbourhood.”

Reflection from James

“X1 Developments’ plans will complement our approved schemes whilst creating another offering for our community, making Trafford Waters even more inclusive. We have a strong and trusted partnership with X1 Developments and we hope that Trafford Council will see how much benefit these plans will bring to the area by not only creating much needed housing but also supporting local job creation, apprenticeships and delivering a vibrant, sustainable, mixed tenure community in TraffordCity.”
